Doug Ford has announced that the province and the federal government are planning to temporarily expand the HST rebate, allowing all homebuyers to receive up to $130,000 on the purchase of a new home.
Previously, the rebate was only available to first-time homebuyers, but the proposal would open it to all buyers for one year. According to the government, homes priced up to $1.5 million would qualify for the full rebate, while those between $1.5 million and $1.8 million would receive a reduced amount. Homes priced above $1.85 million would continue to receive about $24,000 in HST relief under the existing rules.
Under the plan, the province would cover the 8% provincial portion of the HST, while Ottawa would contribute the 5% federal portion. However, the changes are contingent on the federal government passing
The program is expected to run from April 1, 2026, to March 31, 2027, and homes must be used as a primary residence or rental property to qualify.
According to the government, the plan will cost approximately $1.4 billion, but it is expected to support the construction of around 8,000 new homes and create about 21,000 jobs.
Ford said the initiative will help boost the construction sector, especially in Toronto, where condo development has slowed. He also urged builders to “start building” and called on municipalities to reduce development charges.
