The Toronto Regional Real Estate Board (TRREB) said in its new report that 3,697 homes were sold in the Greater Toronto Area (GTA) in December 2025. This represents an 8.9% decline compared to December 2024. The number of new listings increased by 1.8% year over year, reaching a total of 5,299.
The average selling price of a home in December 2025 was $1,006,735, down 5.1% compared to December 2024. The composite benchmark price declined by 6.3% year over year. On a seasonally adjusted basis, home sales in December edged lower compared with November 2025, while the number of new listings increased. “Annual Greater Toronto Area (GTA) home sales declined in 2025 compared to 2024, as economic uncertainty weighed on consumer confidence,” TRREB said in a release.
Home sales across the GTA also declined the full calendar year in 2025. A total of 62,433 homes changed hands in 2025, down 11.2% compared to 2024. Last year, 186,753 new listings were recorded, which is 10.1% higher than in 2024. The average selling price in 2025 was $1,067,968, down 4.7% from $1,120,241 in 2024.
“The GTA housing market became more affordable in 2025 as selling prices and mortgage rates trended lower. Improved affordability has set the market up for recovery. Once households are convinced that the economy and labour market are on a solid footing, sales will increase as pent-up demand is satisfied,” said Toronto Regional Real Estate Board (TRREB) President Daniel Steinfeld.
